Glenwood Park

glenwoodpark4.JPGglenwoodpark5.jpgWith so many new developments going up in metro Atlanta area there is one development that is leap and bounds over the competition.  Move over Atlantic Station, here comes Glenwood Park!   What makes Glenwood Park better?  The quality of construction and actually the people that own and live there.  Glenwood Park is like a smaller version of Atlantic Station with shops and restaurants.  What I love about Glenwood Park is the style of homes that they have, the best way that I can explain it is when you glenwoodoutside2.jpgare watching a movie and there is a scene with the people walking down a tree lined street and the houses look super cool and are all close together, I always think to myself what a cool neighborhood to live in.  That’s what Glenwood Park reminds me of. 

The neighboorhood is comprised of single family homes, townhomes and condos.  All of the buildings and homes are very pleasing to the eyes, they remind me of  homes from Savannah or Charlestown.  Lately, you see developers building those same cookie cutter homes, but everything at Glenwood Park is just so unique from one another.  Everytime I go for walk over there I never get bored because looking at the homes are impressive enough to keep you busy.

I have to give a round of applause to Green Street Properties who is the development company of Glenwood Park.   They really came together and created a really cool environment to live in.  The best thing about them is that they listen to any complaints that the owners have with the neighborhood and they seem to care enough to improve the community as a whole. 

Glenwood Park is still being developed but it looks like they are close to finishing up.  There are plenty of retail spaces available as well if anyone is looking to open a business there.   I think they are being kind of picky of what kind of retail that goes in , so far it all has been mom and pop type of places, which is pretty cool I think.  So far the business that are located in Glenwood Park are Vickerys Bar and Grill, Vino Libro a wine bar, Perk Coffee Shop, Soda Salon, a 24 hour Gym, and soon a new restaurant called The Shed will be opening up. 

Glenwood Park is located about a mile to the Village of East Atlanta, access to I-20 is a block away and it is only 2 miles to get over to the Edgewood Shopping District where you can find all the mainstream retailers including Target, Best Buy, Lowes, Kroger and more. 

For what you get over at Glenwod Park the pricing on the condos are not pricey at all.  They are currently selling 8 brand new condos that overlook the community swimming pool, those are priced from $189,000 to $257,000.    Personally, I think you if you are looking for a walkable community to live in and are looking for an alternative to living in Midtown, Glenwood Park might be the best option.  I also really like the Kirkwood area, in my next post I will write about the condos over there.

Oh, they also have a dog park sponsored by Wag-a-lot(there is a fee if you want to use the park). A community swimming pool and a park for adults and kids

Affordable Atlanta Condos

melindasplace-031.jpgI thought I would let you know about a new condo listing that we have over in Kirkwood. The Village at Kirkwood is a small community that was just recently converted from apartments to purchases. dsc04621.JPGThis particular condo is a bottom floor end unit towards the back of the community. Hardwood floors throughout and nice updated kitchen that has stained cabinets, granite countertops, and a washer and dryer located in the kitchen. The bathroom has a shower/tub combo and a glass vessel vanity sink(very cool). It’s not a huge condo(approx. 640 sq.ft), but is laid out very well and very easy to fit alot of furniture. The seller added an Ikead clothing cabinet which fits and looks really well with the unit. There is also extra storage space locate in the community.

This is one of the more affordable condos in Atlanta. This particular unit is priced at $139,900!

melindasplace-020.jpgThe Village at Kirkwood is located just steps to many restaurants and shops including Aces Bar and Grill, Fuel Bar and Vinocity which just relocated from the Midtown Area and if you have pets there is the most wonderful pet store called Kirkwood Feed and Seed.

Also, the Village at Kirkwood has lowest monthly HOA fees at $100 per month which makes this one of Atlanta’s most affordable condo buildings.

Atlanta’s Luxury Condo Buildings

It is always fun as an real estate agent to look at the information and pictures of Atlanta’s luxury condos and homes on our MLS system. So, what is the most expensive condo on the market currently? It is a 4 bedroom condo at The Sovereign in Buckhead which is currently priced at just over 11 million bucks! What does 11 million bucks get ya??? How about 10,000 sq. ft and a heated 3000 foot terrace with 360 degreee views of Atlanta and surrounding areas. Also, the new owner of this luxury condo has the option of putting in their own swimming pool. Nice!!

If you can’t quite afford that you can opt for one of the many floorplans that Sovereign has to offer. Sovereign is a 50 story hi-rise building with 82 units. Because of the uniqueness of the building there will be a variety of floorplans to choose from starting at 1 milllion and going up. This luxury condo building will offer the residents a private skyline pool with a spa and an open air terrace complete with an outdoor fireplace, breathtaking views while swimming, relaxing or entertaining. Additional amenities include an Executive Fitness and Spa area, banquet rooms for resident hosted events, and a private climate controlled wine room for owners to properly store their personal wine collections. Homeowners will be offered valet parking and secured parking in the lower levels of the building.

Sovereign won’t be completed until the summer of 2008 but they are currently taking reservations.

I can truly say that this will be one of Atlanta’s finest luxury condo buildings.

Condo Incentives

We are getting closer to the end of year and that spells builder incentives!!  Many builders want to unload as many properties as possible by the end of the year so many of them are willing to give mucho dinero and incentives for you to save.  For example, Glenwood Park builders are willing to pay 4 months of mortgage payments if you close on one of their properties.  MWest Townhomes are giving $12,000 toward incentives and the Alderwood on Abernathy in Sandy Springs is offering $25k in incentives!  Nice!!  I love deals and I am sure there are plenty more!  

Mortgage Rates Drop!

Rates on 30-year mortgages fell to the lowest level in five months as evidence mounted that the economy is slowing down.Freddie Mac, the mortgage company, reported Thursday that 30-year, fixed-rate mortgages dipped to 6.26% this week, down from 6.33% last week. It was the lowest level since 30-year mortgages were at 6.21% the week of May 17.

Analysts attributed this week’s decline to further evidence that the steep slump in housing is getting worse and other parts of the economy are slowing as well.

“Continued market concerns about weaker economic growth and further declines in the housing market have kept mortgage rates low over the last few weeks,” said Frank Nothaft, chief economist at Freddie Mac.

The Federal Reserve on Wednesday cut a key interest rate by a quarter-point, marking the second rate reduction in the past six weeks. Fed officials, however, signaled that they remain concerned about inflation, especially in light of record oil prices. That raised doubts on Wall Street about whether the central bank will cut rates further at coming meetings.

Mortgage rates fell across the board this week.

Rates on 15-year fixed-rate mortgages, a popular choice for refinancing, averaged 5.91%, down from 5.99% last week.

Rates on five-year adjustable rate mortgages averaged 5.98%, down from 6.03% last week.

Rates on one-year ARMs dropped to 5.57%, down from 5.66% last week.

The mortgage rates do not include add-on fees known as points. Thirty-year and 15-year fixed-rate mortgages both carried a nationwide average fee of 0.4 point as did the five-year ARM. The one-year ARM carried an average fee of 0.6 point.

A year ago, 30-year mortgages stood at 6.31%, 15-year mortgages were at 6.02%, five-year ARMS averaged 6.05% and one-year ARMs were at 5.53%.

The worst slump in housing in more than two decades has worsened in recent months in the face of rising mortgage defaults, which triggered a severe credit crunch that roiled financial markets in August.

Many homeowners are having trouble making higher payments now that their low introductory adjustable-rate mortgages are resetting to higher rates.

Foreclosures were rising rapidly in the July-September quarter. A total of 446,726 homes nationwide were targeted by some sort of foreclosure activity during that period, double the number from the same period a year ago, California-based RealtyTrac reported Thursday.

Grant Park Condos

I had the opportunity a few weeks ago to tour a luxury condo development in Grant Park called One Grant Park.  This is the only luxury condo building in Grant Park and it is actually located directly across from the park!  I really enjoyed the exterior of the building, it fit in really well with the rest of the neighborhood.  See Pic Below.  Kind of reminded me of a mini castle.   The interiors were pretty nice too, however, for the price (which is $600,000 and above) the developer should have included some additonal features that would have made it worth the $$$.  Things like a jetted tub vs regular tub, they did not inlude a nice stove vent in the kitchen for people who like to cook and some of the units don’t have their own private patios.   But there are only 8 units so it should be a nice quiet setting. Grant Park is a really nice location too, I used to live there for a couple of years and I really miss it.  Having the park to walk in was really nice because it isn’t nearly as busy as Piedmont Park.   So I ask myself would I buy a condo at One Grant Park???  Probably, but I would make the developer put in some additional features!!

Studioplex Lofts

Studioplex lofts located on the edge of Inman Park and Edgewood areas is a recently new conversion from an old warehouse into lofts. Studioplex is unique because all of their units are zoned live/work which means that if you are looking for a unique work environment you can buy one of these units for your business. Live/work lofts are pretty rare to find in Atlanta, but when they come available they tend to sell fast. The benefit of purchasing a unit that is zoned live/work is when you have to resell it you can advertise to residential buyers and business buyers. Perhaps a better investment? Maybe, but I have also heard that folks who bought just to live in don’t like being next door to a ton of business’. However, once they start putting in restaurants I am sure they won’t be complaining because they have something to walk to! There are also a couple of other buildings that are zoned live/work which include Sager Lofts, located in Poncey-Highland and the A & P Lofts located in the Memorial Corridor near Reynoldstown. Sager lofts have been sold out for quite some time, however, there a couple of resales that have popped up on the market recently. A & P Lofts are down to just a couple of units remaining for sale through the developer, but again a couple of resales have popped up recently as well.

Atlanta Luxury Condos

So where does one go to find a luxury condo that is not located in Midtown, Downtown or in Buckhead?  Many potential buyers are starting to look towards the Decatur area.  Decatur has really evolved over the last couple of years and is quickly becoming the new hot spot for condos.  Decatur is located about 10 miles east of downtown.  Many people who look at Decatur for their new condos are employees that work at the CDC and Emory.  

So what does Decatur have to offer for luxury condos?  335 West Ponce Lofts are probably one of the most intriquing buildings in Decatur.  335 West Ponce Lofts was erected just over 2 years ago with “soft” loft qualities including cement floors and high ceilings.  Each unit comes with a balcony or large terrace.  Their penthouse units are all 2 stories with large private terraces.  The building has wonderful amenities including swimming pool, fitness center, garage parking and a building security person on site. 

Next to 335 West Ponce is the Artisan Condos.  The Artisan Condos are definitely your more traditional style condo.  I wasn’t highly impressed with these and their quality of construction, I much preferred 335 Ponce but if you are looking for a 3 bedroom condo in Decatur than this might be the only place to look. 

One of the original condo buildings in Decatur is Towne Square condos.  This building also offers luxury penthouse condos which are 3 bedrooms.  Again, traditional style condo and the one negative thing I have heard about them is that you can hear noise from the adjoining neighbors.

All three of these buildings are located in the heart of Decatur(aka “the Square”).  Things to do in Decatur include heading out to hear one of the local bands at Eddies Attic.  I first heard Jennifer Nettles from Sugarland peform at this venue and then head over to one of the many restaurants including Birdies, Paris, Brick Store, Sweet Devil Moon and so much more.  To learn more about Decatur visit their website at www.decaturga.com .
